Better. ("Better.", "we", "us") is a real-estate portfolio-management application. For the purposes of the EU General Data Protection Regulation (GDPR) and applicable data-protection law, the data controller is:

This policy explains what personal data we collect through the Better. web app and installable (PWA) app, why we collect it, the legal bases we rely on, who we share it with, how long we keep it, and the rights you have. It does not cover third-party websites or services linked from the app, which have their own policies.
a. Account & profile data — name, email address, password (stored hashed by our authentication provider), profile photo (if you add one), and your preferences (language, currency, theme).
b. Content you enter — the property, portfolio and financial information you choose to add: properties, valuations and ROI/yield inputs, income and expenses, rent payments, leases and tenant details, deals, maintenance tickets, inspections (including photos/media you upload), notes, documents you upload, and calculator inputs.
c. Client / CRM data you enter — if you use the client-management features, you may enter information about your own clients (names, contact details, requirements, journey status). See §9 for the important distinction in roles for this data.
d. Usage & device data — basic technical data needed to run the service and keep it secure: log data, IP address, device/browser type, session information, and in-app activity needed for features you use.
e. Payment data — handled by our payment processor (see §6). We do not store your full card details on our systems.
f. Communications — messages you send us (e.g. via a contact form or support email).
We do not intentionally collect special-category data (e.g. health, religion, political views). Please don't enter such data into free-text fields.

The in-app assistant sends your chat messages to our AI provider, Anthropic, to generate a response. When needed to answer your question, it also retrieves and sends relevant parts of your own portfolio data — such as property details, lease terms, rent payments and expenses — always limited to data belonging to your account. The assistant may also use web search for public market information. Anthropic processes this on our behalf as a sub-processor and, per its API terms, does not use these inputs/outputs to train its models. Assistant conversations are stored in your account so you can revisit them, and you can delete them in the app.
We use trusted service providers ("processors") who process data on our behalf under contract. We do not sell your personal data. Our main processors are:

Some of the providers above may process data outside the EU/EEA (e.g. in the United States). Where that happens, transfers are protected by an appropriate safeguard such as the EU Standard Contractual Clauses (SCCs) and/or an adequacy mechanism.
We keep your personal data for as long as your account is active and as needed to provide the service. After account deletion we delete or anonymize your personal data within 30 days, except where we must retain certain records to meet legal obligations (e.g. invoices/tax and accounting records kept for up to 7 years).
For the personal data you enter about your own clients in the CRM features, you are the data controller and Better. is a processor acting on your instructions. You are responsible for having a lawful basis to enter that data and for informing your clients.
Subject to applicable law, you have the right to: access your data; rectify inaccurate data; erase your data ("right to be forgotten"); restrict or object to processing; data portability; and to withdraw consent at any time where processing is based on consent. You can access, edit, export and delete much of your data directly in the app's Settings. You also have the right to lodge a complaint with a supervisory authority — for EU/EEA users, your local Data Protection Authority; for users in Israel, the Privacy Protection Authority.
We use cookies and browser storage that are strictly necessary to run the service — for example to keep you signed in (session), and to remember your preferences and remember the last map position. We do not use them to track you across other websites.
We use industry-standard measures to protect your data, including encryption in transit, row-level security so each account can only access its own data, and access controls. No system is 100% secure, but we work hard to protect your information and will notify you and the relevant authority of a personal-data breach where required by law.
Better. is not intended for children. You must be at least 18 years old (or the age of digital consent in your country) to use it. We do not knowingly collect data from children.
We may update this policy from time to time. We will post the new version here and update the "Last updated" date, and notify you of material changes as required by law.
